<p>Our month to month is a new option and is proving to be a good choice. With month to month the client does not feel intimidated up front with a long term commitment.  This is especially helpful to a new company or someone trying to expand their business slowly.  One drawback on a month to month is the rates are higher and you may not feel like you are completely at home.  With a term lease there is more room for rate negotiation and tenant improvements.   What is our preferred method? It would have to be term.  With a term lease it gives us more options within the lease to work with.  We are able to offer a more discounted rate and offer disounts and incentives on tenant improvements.  The main objective when deciding the length of your lease is how will my business benefit and what is the best fit for me and my clients.  The type of client you have may determine your decision also.  Do you want the risk of losing that large client because you may have to move in two months? The answer to that is no I don&#8217;t want to lose them maybe I should sign a term lease even if it is for a year.  Our main objective in determining lese options is what is best for you and your clients, how we can work together as a team and what is the best cost effective for both parties.</p>

The costs start adding up and the entrepreneur wonders am I doing the right thing?  The important point to remember is don&#8217;t give up there are options.  The local Economic Development  work with many companies helping them find the right location for their business and offers incentives and tax credits.  Their main objective is helping the business owner and bringing more growth to their city.  Not only are there incentives on city levels but there is state incentives as well.  The state offers the incentives because the companies are investing and creating jobs in Indiana and wants to see the city grow. The size of the business does not matter.  A small family owned business with 50 employees gets the same respect as the large automotive company with 1000 employees.  In today&#8217;s society woman are climbing the corporate ladder at lightning speed. Not only do they want to be at the top they want to own their piece of the pie which is why there is a growing number of incentives and grants for woman only.  The key to finding the right program is doing your homework and finding the best fit to your company and everyone working as a team.</p>

			<content:encoded><![CDATA[<p>As I was sitting here thinking about today&#8217;s article I thought &#8220;what are key terms when someone inquires about  warehouse space?&#8221;  That question led me to today&#8217;s feature. Warehouse needs.  When we receive calls from a potential clients there are several specific features they are looking for. The first one being docks. How many? Size or weight limit. Can more be built? Along with the docks comes the question of doors. Are there overhead doors, drive-in doors,walk-thru doors? Then we move into clear height. After we establish how many docks and type of door is needed we need to determine the clear height of trucks, pallets and racking needs.  We have established the basic needs of the building we now need to consider access to the facility.  What is the number one mode of transportation for warehouses? Semi-truck and trailers. With that being the first choice of transportation  close interstate/highway access is important. Preferably within a 5-10 mile radius. Rail access is still another option of transport and comes in second followed by airway. The last thing that comes into the search terms is office space.  Is it included?Can one be added?How much office space is needed?  Why did I point out these questions if they are the same ones you are asking?
